Everything an irrigation system needs, all season

Commercial properties, HOAs and homeowners across the greater Seattle area. Each service below is performed by a Certified Irrigation Technician, and estimates for routine maintenance are free for new customers.

Spring

Irrigation activations

Irrigation activation brings the system back online after winterization. The main water supply is opened and repressurized, each zone is tested, and valves, heads, nozzles, and other components are checked for proper operation. Routine activation adjustments are made as needed to correct minor coverage or operational issues identified during testing.

The controller is programmed for the current season, and any additional issues requiring repairs or work beyond the standard activation scope are documented and provided.

In season

Irrigation inspections

A routine inspection monitors system performance throughout the watering season. Each visit focuses on identifying leaks, broken or misaligned heads, clogged or damaged nozzles, dry areas, overspray, runoff, and changes in landscape conditions.

Controller programming and watering schedules are reviewed and adjusted as needed based on weather and site conditions. Unlike an activation — performed once at the beginning of the season — inspections are preventative maintenance visits intended to catch issues as they develop during the watering season, before they lead to landscape damage, water waste, or larger repairs.

As needed

Repairs & adjustments

Repairs and adjustments address issues identified during activation, monthly inspections or normal system operation. Work may include repairing or replacing damaged valves, heads, nozzles, fittings, wiring and other components, as well as adjustments to spray patterns, head positioning, flow, pressure and controller programming.

The goal is to restore proper system performance, improve coverage, reduce water waste and support overall landscape health. Repairs are quoted before work proceeds.

Efficiency

System upgrades

Every irrigation evaluation includes recommendations for improvements or upgrades when appropriate. Recommendations are based on system performance, site conditions, water use, and long-term reliability. Common options include:

  • Smart controller upgradesReplace outdated controllers with smart, weather-based technology.
  • Flow sensor installationMonitor water usage and identify potential leaks or abnormal flow.
  • Rain sensor installationPrevent irrigation from running during qualifying rainfall.
  • High-efficiency nozzlesReplace standard nozzles with water-efficient options.
  • Drip irrigation conversionConvert spray areas to drip irrigation where appropriate.
  • Pressure regulationInstall or upgrade pressure-regulating components to improve efficiency.
  • Master valve installationAdd a master valve to help control and protect the system.
  • Remote connectivityAdd cellular or Wi-Fi connectivity for remote monitoring and management.
  • Valve upgradesReplace older or inefficient valves with commercial-grade components.
  • Zone modificationsReconfigure zones to improve coverage and reduce overspray and runoff.
  • Weather-based programmingAdjust schedules to seasonal weather and site conditions.
  • System expansionAdd new zones or components to accommodate landscape changes.

Fall

Winterizations

Winterization shuts the irrigation system down for the fall/winter months: isolating the water supply, draining accessible components, and blowing out irrigation lines with compressed air to remove remaining water from the system.

Controllers and system components are checked and secured to help protect the system from freezing temperatures and the damage that follows.

Where the air goes. Each zone is opened in turn so the compressed air clears standing water from the mainline, the laterals and the heads.

Consulting & free estimates

Consulting includes site evaluations, identifying irrigation issues or opportunities for improvement, and providing recommendations based on system performance, landscape needs and water efficiency.

Complimentary estimates are offered to new customers for routine maintenance needs — activations, inspections, repairs and adjustments, efficiency upgrades and winterizations. In-depth irrigation design and large-scale installation work fall outside the free-estimate scope and are quoted separately.

Cleanups & installations

Alongside irrigation work, CEES handles one-time property cleanups and soil and mulch installations — useful when a property needs to be brought back to presentable condition ahead of a season, an inspection or a sale.

Landscape lighting installation Planned

Installation of low-voltage landscape lighting to enhance the appearance, safety and functionality of outdoor areas — fixture placement, wiring, transformer installation, connections, programming and system testing to confirm proper operation and coverage.

Annual backflow testing Planned

Testing of irrigation backflow prevention assemblies to verify proper operation and compliance with applicable requirements. Testing performed by a qualified tester, with results documented and submitted as required. Any corrective work identified is communicated separately for approval.
